West Marin is the coast side of the county: Bolinas, Point Reyes Station, Inverness, Olema and the places around them. It is unincorporated, so permits come from the County of Marin rather than a city.

Remodeling in West Marin: what to know

Much of West Marin lies in the California coastal zone. Under the County’s Local Coastal Program, most work there needs a Coastal Permit alongside the building permit. Some work qualifies for an exclusion, but the County still has to approve that before it issues the building permit. The County decides which applies, so we ask before anything is drawn.

Septic and water add their own steps. Many homes here run on septic systems, and the County sends building permits for those homes to its Environmental Health team for a septic review, so adding a bedroom means checking the system first. In Bolinas, the public utility district has limited new water connections since 1971, and Inverness has water shortage rules of its own. We check all three before we price a job.

Out in Bolinas we turned an old dairy barn into a greenhouse, built stone terraces, a fire pit and a new drive on a farm, and built a children’s playroom.

We've use Leimer for several projects and have been really happy with their quality of work – plus the whole team is super nice. We had a large deck done, a shed built, and an entire bathroom remodel too. I'd highly recommend John and his team.

John and his crew recently completed a remodel of our outdated kitchen in Mill Valley to our complete satisfaction. After interviewing half a dozen contractors, we chose John because of his strong references, trust-inspiring personal style, competence and availability at the desired time.

The project involved removing and replacing cabinets, counters, backsplash, appliances, painting, plumbing, windows and refinishing floors with more contemporary materials. John is very organized and efficient and is a great communicator. Happily, his team finished the project in 3 months, with little to no lags in between. They went out of their way to be accommodating and considerate, and followed through with every detail up to the very end. We have such a high regard for John and his right-hand man, Brad, whose professionalism, expertise, perfectionism, responsiveness and thoughtfulness surpassed our expectations; in fact, all the subs were terrific. We really enjoyed working with them; they actually made our remodel a pleasant experience. Thanks to John and his team, our kitchen transformed into a beautiful, contemporary gathering place. I highly recommend Leimer Construction!
